Frequently Asked Questions About Eviction Services

Before services can be scheduled, legal possession of the property must be restored to the landlord or property owner. This typically includes an eviction order or written authorization confirming the owner’s right to access the property. Documentation requirements are reviewed during scheduling to ensure services are completed properly and legally.

No. KB Evictions does not perform services on occupied properties. Eviction services can only be completed once the eviction process has concluded and legal possession has been returned to the property owner or authorized representative.

KB Evictions does not handle legal eviction filings or court proceedings. However, we regularly coordinate with landlords, attorneys, property managers, and authorized personnel to ensure eviction-related property services are completed smoothly once legal requirements are met.

Tenant belongings are handled according to the scope agreed upon before service. If special circumstances arise, such as large volumes, unusual items, or access concerns, these are addressed on a case-by-case basis and discussed with the property owner before proceeding.

Yes. KB Evictions provides eviction services for single-family rentals, duplexes, multi-unit properties, and apartment complexes. Scope, access, and scheduling are reviewed in advance to ensure efficient service for larger properties or multiple units.

If unexpected issues arise, such as access challenges or additional debris, our team communicates directly with the property owner or representative to determine the best course of action. Clear communication helps avoid delays and ensures expectations remain aligned.

Yes. Pricing is based on factors such as property size, volume of contents, access requirements, and overall scope of work. This allows us to provide fair, transparent pricing tailored to each property rather than one-size-fits-all estimates.

In many cases, yes. Availability depends on location, scope, and scheduling demand. We recommend contacting us as soon as possible to discuss timelines so we can accommodate urgent or time-sensitive situations when feasible.

Before scheduling, landlords should confirm that legal possession has been restored and that access can be provided. Gathering property details, timelines, and any special considerations in advance helps ensure a smooth and efficient service process.

Eviction services require experience with access requirements, authorization, coordination, and time-sensitive situations. KB Evictions specializes exclusively in eviction-related property services, allowing us to handle these situations professionally and efficiently rather than treating them as standard junk removal.
